Pricing, What’s My Home Worth?

The correct selling price of a home is the highest price the market will bear. We would assist you in the process of pricing your home by performing Current Market Evaluation to determine where your house stands in todays market.

Let Us Explain:

Firstly, it would involve a brief tour of your home and property to gather some data, and have a discussion with you as to any recent updates or remodeling that has taken place since you purchased the property. This process usually takes under 1 hour to complete. We would then take this information back to the office and start working to carefully study the comparable properties, locations, features, and the terms under which they are offered.

In particular, your home will be compared to other houses such as:

Active Listings – By looking at similar properties that are currently listed, we can see exactly what alternatives a serious buyer has to choose from. This is a valuable step to see what competition is out there, and be certain we are not over or underpricing the property.

Sold Listings – By Looking at similar properties recently sold, we can see what homeowners actually received for their homes over the past few months. This is the acid test used by lending institutions to determine how much they will be willing to lend a buyer for your home.

Expired Listings – While we all naturally want top market value for our home, we can agree that there’s a point where the price would be too high. By looking at similar homes that didn’t sell, we can accurately determine the price point to efficiently drive your home to sell.

This process takes a day or two to properly gather the comparables, determine a price, and prepare the market evaluation for your consideration!

After we have decided on a price, and we are ready to put your home on the market. It is then time to prepare your house so that it shows well! With buyers, first impressions count. A small investment in time and money will give your home an edge over other listings in the area when the time comes to show it to a prospective buyer.

As soon as the Data Input has been completed and registered, then all of the information regarding the sale of your home will be made readily available to every real estate agent in your area. Once the listing has been made active, any realtor, from any company has the ability to see the information and pictures provided on your home and determine if this would be right for his or her clients.

Post the listing via Social Media – Today we live in a society that is hugely driven on social media. We have found that the social media wave of advertising seems to have the quickest streamlines to the main instrument that is on most of our beings 24-7, our cell phones. By advertising via Facebook, Twitter, and Instagram we can then stay active in keeping all potential buyers up to date.

Present the listing at the Branch Office Meeting – Royal Lepage offers a tight knit team atmosphere, with weekly office meetings to discuss new listings.   By presenting our listings, we give an additional opportunity for your home to be put in to fellow realtors minds, as sometimes things get overlooked in a standard computer search.

Arrange a Photo shoot of the property – At team Plante we know the importance of first impressions. That is why we schedule a time that works best for the lighting and exposure of your property. Then we have the best possible shots for advertising via MLS, social media, and newspaper ads.

Install a Royal/LePage for sale sign – A sign on the lawn is the most traditional way to let people know that you are putting your home up for sale. Still arguably the best way of advertising for reasons such as, a person may love the area and see your sign on a drive by. Then call the number for additional information.

Place lock box on property if needed – Buy putting a lock box on the property this allows only real estate professionals access to the property while your home is unattended. The lockbox is a safe way to make sure that real estate professionals have access to your property when you are not home.

Phone all potential buyers with details of listing – Even though we may be representing you as a listing agent, we still have many clients who we work for as buyers. As professionals, we know if your home will be suitable to meet the needs of other clients, and if so it is our job to contact them, and make sure they are aware of your home.

Open House for all MLS. Realtors – By hosting open houses for Realtors only, we can let the professionals have a good look at it before making it available to the public. Through conversations with our peers, we can discuss matters such as price and potential clients who the home may be suitable for.

Plan Open Houses as appropriate – Open Houses are a great way of getting multiple people through your house in a 2-hour period. We will stage your home so that it is attractive for the showing. Then we will canvas the area and socialize with potential buyers, and be there to answer any questions that they may have.

Keep you informed – There is nothing worse than feeling as if you are doing something by yourself when you are not equipped with the abilities to deal with the situation. It is our job to keep you up to date with any feedback, offers, or an issues that may come up during the showing process. We will be in constant contact with you from the beginning of the listing process, until the time we exchange the keys for your property.

Present and review all offers on the property – Whenever the time comes that another client of ours or another realtor decide to make an offer on your property, it is our job to ensure that all offers are reviewed and dealt with in a matter that reflects your best interest as a seller.

Represent you during negotiations with other agents – When we are in a situation when a buyer is represented by another Realtor, it is our job to look after your best interest, and make sure that the offer you sign protects your interest and that you get the best possible price.

Finalize the sales contract – Once we have an offer to purchase that is suitable to your needs as a seller, we will then move forward with the finalization of the contract. Even though a contract may be accepted, there is a possibility that there would be conditions involved in the offer. Such as subject to financing or home inspection. It is then our job to make sure either through our clients or the selling agent that the buyers are taking the reasonable measures to waive, satisfy, or remove conditions before the stated deadline in the offer to purchase before fully committing to the contract.

Finalize the closing – Once all the conditions of an accepted offer to purchase have been waived, removed, or satisfied, we will make sure that all of the relevant documents have been forwarded to your lawyer to move forward with the closing. We will still be very hands on, helping you with any questions or concerns that you may have in the process of finalizing the deal.
